Many advertisements for the sale of housing in new houses are full of the mysterious words "euro-two" or "euro-treshka". What is it, and how does a three-room apartment differ from an ordinary three-room apartment? And is the "European" variant of the planning of living quarters so convenient for our compatriots?

Standard layout

In the euro apartment, the largest room in terms of area is the kitchen + living room (that is, the two rooms are interconnected). In fact, it is a studio apartment with two adjacent bedrooms.

The kitchen-living room does not have a normal name in accordance with the norms of the Russian language. In English, there is a capacious phrase living room, which absolutely corresponds to its purpose - a room for living.

Here the life of the family goes by at a time when they are not absent and do not sleep.

The difference from the usual for Russians apartments with a standard layout is the cost of "eurotracks" - a little more expensive than typical two-room apartments, but cheaper than three-room ones. Therefore, they are gaining great popularity among buyers.

For example, for a family with one or two children, housing with such a layout can be ideal - the children will have a separate bedroom and space for games in a large common living room.

It's the same with parents - they will be able to spend enough time with their children in the same room and will receive the necessary space for privacy.

The following aspects can be called the advantages of Euro apartments.

  • Lower cost (however, this is not always the case). If we are talking about economy-class housing, then it is so, the cost of a euro apartment can be lower by 15-20% on average, in some projects - up to 30%. However, in new business class buildings, all apartments of the same number of rooms cost approximately the same. Therefore, speaking about Euro-housing, one should first of all keep in mind the difference in layout, and not in price.
  • The presence of personal space for each family member. Parents and children can be separately if they have such a desire, for example, children can easily study their lessons, and adults can work from home without problems, and at the same time there is enough space in the apartment for the family to be together.
  • Can be installed excellent ventilation in the kitchen.
  • A three-room euro apartment assumes a large number of interesting layout and design options. It all depends on the number of windows in the kitchen and guest space, as well as the number of exits - balcony, loggia, doors. Layout also matters - there are corner apartments, sloping windows or bay windows. Windows can even be located in the bathroom or hallway.
  • Convenience. For example, in such a home, it is possible to have two bathrooms - parent and child, which reduces the time for morning preparations and evening preparations for bed.

The disadvantages of euro apartments include the following.

  • More modest sizes. Their area is on average 15% less than that of standard apartments of the same class.
  • The kitchen combined with the living room creates a certain amount of noise - household appliances, ventilation hood will interfere with those who are sensitive to constant sound. Smells should also not be disregarded: cooking food can spread them not only in the kitchen area, but throughout the living room.
  • The more free space, the more carefully you need to keep order.... Open terrain becomes littered faster and creates the appearance of disorder.

Ways to change space

Not every typical "three-ruble note" can be re-planned into a three-room apartment. Before tearing down the walls and partitions, you should take the project to the BTI and clarify whether such a redevelopment is possible.

If you have a Euro apartment, there are a lot of ideas for its arrangement. It all depends not only on whether it is a corner apartment, straight or has a different layout, but also on how many people are in the family, what are their hobbies, etc. For example, in a family with children in the living room, you can equip a sports corner - wall bars, rings and everything you need.

If one of the family members is fond of drawing, this is where an easel can be placed.

Those families in which cinema is not just watching TV, but a universal hobby, it is in the studio, that is, the space that unites the kitchen and living room, that you can equip a home theater. This will make it possible to combine family dinners with watching movies.

As for individual rooms, they are either used as bedrooms, or, if there is no need for a second bedroom, they are equipped at the discretion of family members. If someone works from home, you can arrange an office in a separate room. This will give you the opportunity to receive the necessary privacy and concentration. Thus, despite the more modest areas, there is enough space in the euro three-room apartment for everyone living in it to be comfortable and comfortable.
